Every property is different. Your fee depends on the property type, acreage, location, intended use, and complexity of the assignment. You'll get a fixed quote before any work begins.
Residential Land
Standard residential lots and straightforward vacant parcels with good comparable sales.
Acreage & Rural Land
Larger and rural parcels, agricultural land, and properties with unusual access or few comparable sales.
Commercial & Industrial Land
Retail, office, and industrial sites and multifamily development land, including zoning and highest and best use analysis.
Development & Specialized
Multiple parcels, complex zoning, retrospective values, and estate or legal assignments. Usually custom-quoted.
Your fee is set before you engage us. It won't change unless the scope of the assignment changes, and any change is agreed in writing first. Complex work gets a higher fixed quote up front, not a list of add-on fees.
We provide appraisal services only. Boundary surveys, environmental assessments, engineering, and legal or zoning opinions are not part of an appraisal. We're happy to refer you to qualified professionals.

Location & travel
Remote parcels, and parcels in markets with few recent sales, take longer to research and reach.

Unusual zoning, entitlements, or competing possible uses need deeper analysis.
Current or retrospective value
Valuing land as of a past date, for an estate or litigation, needs historical market research.
Intended use
Litigation, legal, and estate reports need more documentation than an internal decision does.
Unusual characteristics & timing
Easements, access problems, extra site visits, or a rush deadline are built into the quote.
Billing questions
Why does the price start where it does?
Standardized intake, research tools, and reporting cut the overhead of each assignment. The appraisal itself is still done by a qualified appraiser, to the same professional standard.
Will my appraisal cost the starting price?
Straightforward assignments often do. More involved properties get a higher fixed quote, and you will see it before you decide.
Is the quote really fixed?
Yes. If the scope changes, for example if you add a parcel, we agree on the change in writing before doing any extra work.
Do you charge for a quote?
No. Quotes are free and there is no obligation.
Is testimony included?
No. Deposition and court testimony are quoted separately in the engagement letter.
